A Bloomfield Hills firm building across Metro Detroit.
Chehab Kaakarli started this firm after about a decade working under other people. He grew up around Detroit, studied at Western Michigan University, and spent years as a Site Superintendent at Jonathan Rose Companies and then a Project Manager at Pine Cove Building before going out on his own.
The work today is mostly renovations, additions, new builds, and the occasional commercial project, all within Metro Detroit. Most of our clients found us because they wanted somebody who picks up the phone and shows up to the site, instead of disappearing behind a project manager once the contract is signed. What we stand on.
Four principles that guide every project.
Reliability
We show up when we say we will, and if something is going to push the schedule out a week you’ll hear it from us before you have to ask.
Communication
You get a written update with photos every Friday, and Chehab himself is your point of contact start to finish. There’s no project manager to chase down for an answer.
Integrity
Our contracts are fixed-price up front. If the scope needs to change mid-job, it goes in writing and gets signed off by both sides before anyone touches a tool.
Quality Work
We use trades we’ve worked with for years and materials we’d put in our own houses. The finish details get the same attention as the framing underneath.
How we work.
Here’s how a typical project moves from the first phone call to the final walkthrough.
- 01
Consultation
The first thing we do is come out to your place (or jump on a video call if that’s easier) and look at what you’re thinking about. By the end of the conversation you’ll have a feasibility read, a rough budget range, and a realistic timeline. There’s no charge for it and no expectation that you have to use us afterward.
- 02
Detailed Estimate
If you want to keep going, we put together a written proposal in about a week. It’s itemized line by line with material specs and allowance amounts called out separately, so you can see exactly what your money is paying for. The estimate itself is also free.
- 03
Contract & Schedule
Once you’ve signed off on the proposal, we put together a fixed-price contract with payments tied to specific milestones rather than a fixed weekly draw. Then we pull permits, line up inspectors, and get the long-lead materials ordered so we can hit the ground running on day one of the build.
- 04
Build
The crew shows up on day one with the schedule printed and posted on site. From there you get a weekly write-up with photos, a note on where things stand against the plan, and a list of any decisions we need from you that week. For occupied homes we put up dust walls, run HEPA filters, and clean up at the end of every day so the rest of the house stays livable.
- 05
Walkthrough
When the work is done we walk the project with you and write up a punch list of anything left to clean up. Once that’s closed out you get the manufacturer warranty paperwork, a maintenance schedule for whatever new systems went in, and our own one-year workmanship warranty in writing on top of that.
Licensed. Bonded. Insured.
Michigan Residential Builder
Active and in good standing. Happy to share the license number if you want to look it up before signing anything.
General Liability + Workers’ Comp
Carried on every job. We’ll send you the certificate of insurance before any work starts on your property.
Surety bond on file
We keep ours current for the kind of contracts we run, which gives you a recourse if something ever goes sideways.
We pull them, not you
That includes scheduling the inspectors and being on site when they show up so you don’t have to take a day off work for it.
